Management

Day-to-day operations handled without you lifting a finger. We convene meetings with legally sound minutes, negotiate contracts by comparing quotes, handle breakdowns with on-site visits, coordinate mandatory technical inspections (ITC, lifts) and process available grants (INEA, Ecovivienda). If your community has employees, we manage payroll and Social Security contributions. Everything so your building runs smoothly while you live in peace.

Legal Expertise

In-house lawyers — not subcontracted. We pursue unpaid fees to the fullest extent (payment order proceedings, seizure, auction), resolve horizontal property disputes, handle litigation and mediation, and register new communities with the Land Registry. The advantage of a law firm that also manages: legal judgement is built in, not three phone calls away.

Finance

Financial transparency that prevents unexpected special levies. Accounting compliant with the General Chart of Accounts, realistic annual budgets, direct debit collections and fully traceable payments. We manage bank accounts directly and meet all tax obligations (Modelo 347, withholdings, tax authority deadlines) on time. Clean books, zero opacity, penalties avoided.

Document Custody

Your community's documentation protected and always accessible. We physically safeguard official books, minutes, contracts and certificates in secure archive storage, in full compliance with GDPR. Includes official endorsement of the Minutes Book and immediate availability for inspections or queries. Because losing a document can invalidate board resolutions or cost you months of paperwork.
