What experience does Bufete Bernal Berrocal have in property management?

We have been managing communities of owners since 1994. Our team includes lawyers, an architect and specialists in administration and finance, with three members registered with the Official Association of Property Managers of Málaga. We have handled communities in very difficult situations — from those with no funds and significant debts to urbanisations left unfinished by the developer.

How can I access my community's accounts and documents?

Every owner has access to a personal area on our website using their private login. From there, you can check at any time the up-to-date accounts, payments, incident tracking, deeds, bylaws, minutes, active contracts, bank statements and much more. Data is updated on a regular basis.

How do you handle unpaid fees?

We always begin with an amicable claim. If that is not enough, we take the matter to court through to a final ruling — and if necessary, all the way to the auction of the property. We manage these cases with the utmost rigour to ensure the debtor is ordered to pay all legal costs.

Is legal advice included in the fees?

Yes. Legal advice on Horizontal Property law is included in our fees. We have lawyers working directly within the firm. Only court proceedings carry an additional cost, always agreed in advance.

What languages do you work in?

We provide services in four languages: Spanish, English, Ukrainian and Russian — particularly useful in communities with owners of different nationalities, which is common throughout the Málaga area.

What happens if there is a breakdown or emergency outside office hours?

The president of each community has access to a dedicated mobile number for out-of-hours emergencies. We also offer the option of contracting a maintenance company with 24-hour service to ensure an immediate response.

What is included in the fees and what carries an additional cost?

The fees cover financial and accounting management, administration, maintenance, legal advice, negotiation of community insurance and energy consultancy, among other services. Additional costs — always agreed in advance — apply to tax filings, the formation of new communities, court proceedings other than unpaid fee claims, and grant applications.
